What is my land worth?

Your land value will depend on many factors, as well as what timescales you require.

If planning permission already exists on your plot, it reduces the financial risk for the developer and they can start construction quickly, helping the land sell at a better price.

Selling without planning permission is the fastest way to sell your land but will result in the lowest value.

Do I pay tax on my land/property?

If this has been your residential address for a period of time and under a certain size acreage/hectares then you should be able to avoid any form of tax liability. However, this is frequently changing, and we would recommend you seek professional advice from an expert.

Where do I start to sell my land?
  1. Make contact with us
  2. We will provide you with a form that requires completing
  3. Once we receive your completed form, we will create a desktop appraisal to review its viability
  4. Once complete we will share our thoughts, and if we feel this is viable, we will arrange a site meeting
  5. During the meeting, we will discuss the desktop report, potential values and your options available
  6. If you’re happy with the outcome we can then introduce potentially interested parties
  7. If we achieve an interested party and they offer, we will then negotiate on your behalf regarding price and terms
  8. Once price and terms are agreed by both parties, we arrange HOTs (Heads of Terms) and these are issued to your chosen solicitor
  9. The solicitors will communicate between each other, and draft contracts will bounce backwards and forwards until both are satisfied, they have concluded their clients’ interest
  10. These contracts then exchange, and the buyer will apply for planning (depending on the time of year)
What timescales can I expect?
If unconditional then this can be weeks to a couple of months for completion

If conditional on planning this can be from +18 months and beyond, depending on the complexity of the site

With planning permission, generally, this should be similar to an unconditional transaction, however, there may be certain constraints that could need further investigation from your planning decision, but we will advise you of these at the initial stage.

Who do you act for and who pays our fees?

We either act for you, working on your behalf and our fee is payable by you or we will introduce an interested party and acquire them the land/property and act for them. We won’t be able to act for both parties as this becomes a conflict of interest.

What type of professional advice will be required?

This depends on what stage you are at and the type of contract. The professional advice required could be:

“Unconditional”

Generally just Solicitors

“Subject to Planning”

Solicitors, Property Tax Advice (depending on circumstances) and possibly verification from your mortgage lender which may result in requiring a new valuation from a qualified surveyor

“Selling with Planning”

Solicitors, although be aware this depends on planning conditions from your decision notice.
